Short Term Rental Agreement
This agreement must be signed and returned when confirming the booking.
1. A 25% deposit must be paid within 7 days of making the booking.
2. The balance must be paid no later than 6 weeks prior to your arrival.
(Where late bookings are made the total payment must be paid at the time of booking if less than 6 weeks remain before your arrival)
The deposit and final payment is non refundable in the event of a cancellation on the clients part.
In the event of the property becoming unavailable after a booking has been confirmed e.g. sale of property by owner, Property Hounds will refund in full any monies paid if an alternative property cannot be found that is acceptable to the client.
Security Deposit
A refundable deposit of €150 or £100 must be paid together with final payment. The deposit will be refunded upon your departure after the property has been inspected. Should any damage or breakages occur your deposit would be refunded after any expenses have met and you will be provided with receipts for any expenditure. You will not be given access to the property until this deposit has been paid.
In the event of the guest cancelling a booking, the security deposit will be refunded in full.
Additional Booking Conditions
Arrivals and Departures
Unless previously agreed, guests will not be given entry to a property before 2pm on the day of arrival and must vacate by 10am on the day of departure.
Late arrivals and departures: The following charges will apply for any arrivals or departures occurring outside of the recognised normal working hours.
There will be no charge for arrivals and departures from Monday to Friday (excluding bank holidays) between 10am and 8pm , Saturdays 10am to 4pm.
A charge of €20 will apply for arrivals and again for departures from Monday to Friday 8pm to 10pm, Saturdays 4pm to 8pm and Sundays 10am to 4pm.
All other times and days will incur a charge of €30 for both arrival and departure.
Conduct
You will be required to conduct yourselves appropriately whilst in the property and in the surrounding urbanisation. You must adhere to any rules and regulations that the community has laid down.
Where these regulations are available in written form a copy will be provided at the property and you should familiarise yourselves with them.
Most rules are fairly obvious and relate mainly to noise nuisance and conduct in the pool. You should also be aware that in Spain these regulations are set and agreed by a legally constituted committee that has the full backing of the local police and anyone found in breach of these regulations could suffer from the legal action being taken against them.
Risks
All persons stay at the property at their own risk. No responsibility is accepted for any personal injury or loss occurring within the property. It is the guest’s responsibility to take out appropriate travel insurance before travelling.
Undertaking
Please sign below and return to Property Hounds(UK residents Only) to 34 Melstock Avenue, Upminster, Essex. RM14 3UL if you agree to the terms specified.(If a Non UK resident you must complete this on line (copy and paste this text into an email) and e mail, if you agree to the terms specified. I ……………………………………. agree to make the necessary payments in accordance with the timescales and conditions stipulated and understand that any failure on my part to make the necessary payments or conduct myself according to the regulations attached to the property will result in loss of any monies paid and cancellation of the booking.
