The year has started very slow where rentals are concerned with nowhere near as much activity compared to this time last year. Even so we have had a number of guests who are coming some for the third or fourth stay with us which is very gratifying. We must be doing something right!
The Long Term Rental Market is really suffering with our lowest number of tenants in place since we first started. We have just 7 tenants in pace at the moment compared to 28 a few years ago. Many of our longterm tenants have traditionally come form the UK and with the combination of poor exchange rates and interest on investments in the UK falling, the real cost of renting here has increased significantly.
We suspect that for the UK at least there could also be a wait and see policy being adopted by many at the moment who are waiting to see what the election will bring. For some it may mean knowing what their prospect will be for the immediate future and for other they may be so depressed that an escape to Spain may be just the remedy!
All we can say to owners looking for a rental return is make sure your prices are competitive and don´t be afraid to include some attractive special offers.
And keep your fingers crossed that their will be no more volcanic activity!
Electric Water and TV payments
It’s the same old story I’m afraid but it has been another year where the various services have been cut off in a number of properties.
Added to this some tenants have suffered where owners have failed to pay their local community charges with notices being left on properties or pools being made unavailable to guests.
So once again please make sure you received your bank statements from your Spanish banks or check your accounts on line. Ensure that you are paying for electricity ever month (every 2 months in some cases), water every 3 months, UK TV every month and community fees at least once a year.
